John Herboth’s Expertise NW Cx market leader, senior commissioning engineer, and Cx project manager for science & technology, healthcare, government, light industrial, and higher education buildings. Knowledgeable and experienced with HVAC, building automation controls, domestic water, lighting controls, electrical distribution, backup power, medical & lab specialty gases, fire protection, fire alarm & smoke control systems. One of my passions is the building's enclosure. I was introduced to air barriers and air leakage testing back in 2013-2014, and after passing my NEBB BET CP exam, I went on to lead my previous firm's building envelope testing (BET) service for over 8 years and then led for Building Enclosure Commissioning (BECx) for 4 years. The enclosure always presents new things to learn, opportunities to teach, and the focus is team based risk reduction. I now lead AEI's BECx service for our western region and support the central region. On projects, I focus on working with design and construction teams to provide a solid quality assurance and quality control (QA/QC) program that can identify problems early and help team members understand the impacts of small holes, bad substrate bonding, and the importance of protecting material from reception through staging, and after installation prior to the final state. The goal is always to improve the end product through practical experience and knowledge of components, assemblies, and building systems integration. There are multiple opportunities to add value on projects from improving drawing details and clarifying design intent in project documents to minimize scope gaps or unintended misses. During construction checking submittals so that component and equipment capabilities support the system operations. Performing installation verification to catch things while they are being built, and functionally testing building systems so they are proven to perform. Above all systems need to be accessible, maintainable, and setup for fail safe operation with monitoring for operational staff. One key aspect of our work is consistent follow up with vested parties, working with the team to identify risks, substantiate short and long term impacts, and provide solutions not just identify problems. That is the difference between being an active team member and a sideline consultant. We share the goal of completing scopes on time, avoiding trip points, and addressing issues while people are mobilized so we can deliver high quality buildings that work, will last, and serve their community of staff and occupants.
